This Privacy Policy describes how William Buys Homes LLC (“we,” “us,” or “our”) collects, uses, and discloses information about you when you visit https://greenformyhomenow.com (the “Site”), complete a form, or contact us (together, the “Services”). We are a real estate investment company that buys homes directly from homeowners. When you submit a form, we use your information to evaluate your property and to contact you about a potential cash offer.

By using the Site or submitting a form, you agree to this Privacy Policy. If you do not agree, please do not use the Site.

1. Information We Collect

Information you provide. When you complete a form on the Site, you may give us:

  • Your name;
  • Email address;
  • Phone number;
  • Property address (street, city, state, ZIP);
  • Whether you own the property;
  • Your reason for selling (for example: needs repairs, behind on payments, inherited, relocation, or divorce);
  • Your desired timeline for selling; and
  • Any other details you choose to share about your property or situation.

Information collected automatically. When you visit the Site, we and our service providers may collect your IP address, approximate location, device and browser type, the pages you view and links you click, and the website, search term, or advertisement that referred you. We collect this using cookies, pixels, and similar technologies (see Section 5).

Information from calls. If you call a number on the Site or we call you, we and our call-tracking providers may collect your phone number, the date, time, and duration of the call, the advertisement or keyword that led to the call, and a recording or transcript of the call (see Sections 5 and 6).

How your information is stored. Information you submit is delivered to us by email and stored in our database and customer-relationship management (CRM) system.

2. How We Use Your Information

We use the information we collect to:

  • Respond to your inquiry and evaluate your property for a potential cash offer;
  • Contact you and follow up with you (see Section 6);
  • Make, negotiate, and — if you accept — complete an offer to purchase your property;
  • Send you informational and follow-up messages about selling your property and related offers, including automated email sequences (“drip” emails);
  • Operate, maintain, secure, and improve the Site;
  • Measure and improve our advertising, including call tracking and retargeting (see Section 5);
  • Detect and prevent fraud, including invalid or fraudulent advertising clicks; and
  • Comply with our legal obligations and enforce our agreements.

3. How We Disclose Your Information

We do not sell your personal information, and we do not share your mobile phone number or your text-messaging opt-in with third parties for their own marketing purposes. The service providers we use act on our behalf and are not permitted to use your information for their own marketing. We may disclose the information we collect to:

  • Service providers that support our Services and help us operate, such as website hosting, our database and CRM, email and text-messaging platforms, analytics, call-tracking and lead-tracking services, advertising and fraud-prevention vendors, and — if you proceed with a sale — title, escrow,and closing professionals;
  • Advertising partners, such as Google, in connection with measuring our advertising and showing you ads (see Section 5);
  • Legal and safety recipients, when we believe disclosure is required to comply with the law, respond to legal process, protect our rights or the rights of others, or prevent fraud or harm; and
  • A successor, in connection with a merger, acquisition, financing, or sale of all or part of our business or assets.

4. California Privacy Rights; “Sale” and “Sharing”

This section applies to California residents and reflects the California Consumer Privacy Act, as amended (the “CCPA”).

We do not sell your personal information for money. However, when we use advertising cookies and similar technologies to show you ads after you visit the Site (retargeting), that activity may be considered “sharing” of personal information for cross-context behavioral advertising under the CCPA. You have the right to opt out of this “sharing.” To opt out, enable a Global Privacy Control (GPC) signal in your browser, or contact us at moc.yrewol@mailliw or 801-890-6222. Where we provide a “Do Not Sell or Share My Personal Information” link on the Site, you may also use that link.

Your rights. Subject to certain exceptions, California residents may request to: know the categories and specific pieces of personal information we have collected, the sources, the purposes, and the categories of recipients; access a copy of their personal information; correct inaccurate personal information; delete personal information we have collected; and opt out of the “sharing” of personal information. You also have the right not to receive discriminatory treatment for exercising these rights.

To make a request, contact us at moc.yrewol@mailliw or 801-890-6222. We will take steps to verify your identity, generally by matching information you provide against information we already have. You may use an authorized agent to submit a request with proper authorization.

California “Shine the Light.” California residents may request information about personal information we have disclosed to third parties for their own direct-marketing purposes. Because we do not share your personal information with third parties for their direct marketing, there is generally nothing to report, but you may send any such request to moc.yrewol@mailliw.

5. Cookies, Analytics, Call Tracking, and Advertising

We and our partners use cookies, pixels, and similar technologies to operate the Site, understand how it is used, track calls and leads, and deliver and measure advertising. These include:

  • Google — Google Analytics, to measure how the Site is used, and Google Ads, to measure our advertising and to show you our ads on Google and partner sites after you visit (remarketing or retargeting), for up to the maximum period Google permits;
  • Call-tracking and lead-tracking services, such as CallRail and WhatConverts, which may assign unique phone numbers, record or transcribe calls, and track which advertisement, keyword, page, or form led to your call or submission, so that we can measure and improve our advertising;
  • ClickCease and similar fraud-prevention tools, which help us identify and block invalid or fraudulent advertising clicks; and
  • Other advertising and analytics partners we may use from time to time.

You can control cookies through your browser settings, and you can opt out of certain interest-based advertising through the Digital Advertising Alliance (optout.aboutads.info) and the Network Advertising Initiative (optout.networkadvertising.org). To opt out of Google Analytics, you can install Google’s opt-out browser add-on. Where required by law, we honor a Global Privacy Control (GPC) signal as a request to opt out of the sale or sharing of your personal information.

6. Calls, Texts, Voicemails, and Emails

When you submit a form and provide your contact information, you agree that we may contact you at the phone number and email address you provided — including by automated telephone dialing systems, prerecorded or artificial voice messages, text (SMS/MMS) messages, ringless or prerecorded voicemail, and email — about your inquiry and our offers to purchase your property, even if your number is listed on a federal or state Do-Not-Call registry. Calls may be monitored or recorded where permitted by law for quality, training, and verification.

  • Consent is not a condition of any purchase or service. You may contact us by phone or email without agreeing to automated messages;
  • Message frequency varies, and message and data rates may apply;
  • To stop texts, reply STOP to any message; reply HELP for help. To stop emails, use the unsubscribe link in any message. To stop calls, tell us using the contact details in Section 11; and
  • We may keep a record of your request and your consent.

7. Data Retention

We keep your personal information for as long as we have a legitimate business need to do so — including to respond to and follow up on your inquiry, to evaluate, make, and (if you accept) complete an offer to purchase your property, to send you follow-up messages while you have not opted out, to maintain our database and CRM records, to comply with our legal, tax, and recordkeeping obligations, to resolve disputes, and to enforce our agreements. The length of time we keep information depends on the type of information and the purpose for which we hold it. When we no longer have a legitimate need to retain your information, we will delete or de-identify it or isolate it from further use. California residents may request deletion of their information as described in Section 4.

8. Data Security

We use reasonable administrative, technical, and physical safeguards designed to protect your information. No method of transmission or storage is completely secure, however, and we cannot guarantee absolute security.

9. Third-Party Sites

The Site may link to third-party websites and services we do not control. This Privacy Policy does not apply to them, and we are not responsible for their practices. Please review their policies before providing information

10. Children’s Privacy

The Site is intended for adults and is not directed to children. We do not knowingly collect personal information from anyone under 18. If you believe a child has given us information, contact us and we will delete it.

11. Changes; How to Contact Us

We may update this Privacy Policy from time to time. We will revise the “Last Updated” date above and post material changes on this page. Your continued use of the Site after changes take effect means you accept the updated policy.
